Sell your home during the holidays and take advantage of a slower market. Buyers who are house hunting now tend to be serious, motivated, and eager to settle in before the new year. With a little planning, your home can shine bright among the twinkle lights.

How to Sell Your Home During the Holidays
1. Keep Holiday Decor Simple & Neutral
While it’s tempting to put out your traditional decor, too much can overwhelm buyers or make your home feel smaller. Using neutral and minimal touches will help keep the focus on your home. Add subtle holiday decor to make your home inviting, think wreaths, garlands, or a simple centerpiece.
Avoid over-the-top or personal holiday items to keep the space neutral. Buyers want to see themselves in the home for the holidays and picture their family making memories.
Highlight cozy features like fireplaces, using warm lighting, and a cozy throw.
2. Showcase Warmth & Comfort
This season is all about cozy. Light the fireplace if you have one, use soft lighting, and play soft instrumental holiday music during showings. Repair any areas like drafty windows or doors. Highlight areas like a mud room or entry way that includes storage for winter coats. A welcoming environment helps buyers envision spending their own holidays in your home.
3. Maximize Curb Appeal
Even in winter, first impressions matter. Keep the lawn tidy, leaves raked, and pathways clear. Add seasonal touches like potted evergreens, a festive wreath, or solar pathway lights. Consider adding extra exterior lights and installing new light bulbs for evening showings. Exterior decor like Christmas lights is okay, but keep it simple. These small touches make your home feel welcoming when buyers arrive.
Real Estate Agent Tip- Do your research, make sure to share if the neighborhood is part of a home light tour or has other holiday traditions like a Turkey Trot or Breakfast with Santa event.
4. Highlight Entertaining Spaces
Holiday buyers are already thinking about hosting. Set your home up for success and highlight areas of the home that might otherwise go unnoticed. For example, a large dining area that can fit everyone for a Thanksgiving dinner. Or the double ovens in the kitchen for cooking multiple items at once. Maybe the home has the perfect spot for a Christmas tree or a fireplace to sit by while the kids open Christmas presents. Staging your dining table with a simple centerpiece and arranging the furniture to showcase key areas will help set the scene for potential buyers.
5. Keep It Clean & Clutter-Free
Holiday prep often adds clutter—gifts, wrapping paper, and decor. Store these items neatly out of sight before showings. Buyers should see your home’s features, not distractions. It’s important to remove excess or large furniture that can make rooms feel small. It’s also a great opportunity for sellers to start packing up the items they don’t use regularly. This will make the moving process easier when the time comes. For more tips on decluttering, check out this post
6. Be Flexible with Showings
Schedules can get hectic during the holidays, but flexibility pays off. Many buyers have a limited amount of time to view homes. Do your best to be accommodating because it can make all the difference. When my family moved from Fort Worth to Chicago we had a few days in the city to find a place to live, and it was Thanksgiving week. Our short time frame forced us to see as many places as possible, at the flexibility of sellers.
Sell Your Home This Holiday Season
The holiday season is usually a slower housing market, but that doesn’t mean buyers aren’t looking. The end of the year is crucial for job changes, putting many buyers and sellers in a very motivated position. It’s important to price your home strategically. Price for the sweet spot that maximizes your home sale and brings in a motivated buyer quickly.
Tip for Real Estate Agents- Create neighborhood guides for the holidays, like a Fall Bucket List, a list of pumpkin patches, where to find the best Christmas lights, and local holiday events
